  • Sagging Roofline: A drooping or wavy appearance often indicates structural damage, rotted decking from moisture, or weakened support beams.
  • Compromised Flashing: Cracked, rusted, or missing flashing around chimneys, skylights, and vents can lead to severe leaks if not addressed.
  • Organic Growth: While some moss or algae is cosmetic, excessive growth can trap moisture against shingles, leading to rot and faster deterioration. 

Interior Signs

  • Water Stains: Brown, yellow, or grey spots on your ceilings or walls are clear indicators of a leak.
  • Daylight in Attic: If you can see light peeking through roof boards while in the attic, water, snow, and pests can also get in.
  • Damp Rafters or Insulation: Wet or moldy insulation and dark spots on wooden rafters suggest active moisture intrusion.
  • Higher Energy Bills: A sudden increase in heating or cooling costs may be caused by poor roof ventilation or air leaks. 

Age and Maintenance Indicators

  • Roof Lifespan: Most asphalt shingle roofs last 20–25 years. If your roof is within this range, consider a professional assessment even if no leaks are present.
  • Frequent Repairs: If you are repeatedly patching the same areas or replacing scattered missing shingles every few months, the roof is likely past its prime.
  • Neighboring Replacements: Homes built at the same time often experience similar wear; if neighbors are getting new roofs, yours may be due.
